General Terms and Conditions

Dear tenants,

Even though I, Karin Pflieger, am not the landlord of the holiday homes or apartments, I act on behalf of the respective owners, hereinafter referred to as Landlords, in initiating and concluding the lease agreement regarding the holiday home or apartment and in handling payments. Thus, I am the intermediary in the conclusion of the lease agreement and only liable for proper mediation of the accommodation of your choice. Your contractual partner in the lease agreement is the owner of the holiday home or apartment. Therefore, a claim based on the rental contract may only be raised and asserted against such owner.

The lease agreement between you and the Landlord has come into being when you receive a booking confirmation from me. I will send you a booking confirmation upon receipt of your binding booking order and of the Landlord's consent to the conclusion of the lease agreement.

The stipulated rent in the lease agreement must be paid even if you do not use some contractually specified services. This shall not apply if the Landlord fails in his/her obligation to consider your rights, objects of legal protection and interests and you can no longer be reasonably expected to abide by the contract or you have any other legal or contractual right to demand cancellation.

Cancellations and changes in bookings are not possible due to the great number of Landlords.

If you do not use the holiday apartment or home rented, the Landlord shall offset any income arising from third party use and saved expenses. If you are unable to travel, it is therefore in your interest to immediately inform the Landlord and me in writing.

Your payments in the event of non-utilisation of the holiday apartment or home rented must be exclusively made to me as the Landlord's authorized collecting agent.

A travel cancellation insurance is not included in the rent. I strongly advise you to take out such insurance in addition to a medical travel insurance to cover the costs for necessary medical treatment abroad and repatriation.

You are required to take good care of the holiday apartment or home rented and heat and ventilate it sufficiently based on the technical possibilities. The Landlord must be notified immediately of any damage to the holiday apartment or home rented which has been caused by you and must be compensated. If due to any delayed notification further damage is caused, it must be compensated by you as well.

Any claims based on the rental contract against the Landlord must be asserted within one month of the contractually fixed end of lease solely against the Landlord. This shall not apply to tortuous claims. Any claims based on the agency service relationship against me must be asserted within the same period against me. An assertion in writing is highly recommended.

Any claims raised against me, except damages in tort, shall lapse one year after the contractually fixed end of the lease. If you have no general place of residence or registered office in Germany, the contractual relationship between you and me shall exclusively be governed by German law.

Should any individual provisions of these General Terms and Conditions be or become ineffective or void, this shall not affect the remaining provisions. Apart from that, the statutory provisions shall apply.

The rent, together with the cleaning charge, must be paid directly to the Landlord. After booking you will be informed of his/her name, address and telephone number in the booking confirmation. The agency fee included in the final price must be paid directly into Ms Karin Pflieger's account upon receipt of the booking confirmation indicating the travel period and order number.
